Construction Documents

In a nut shell, this phase is simply producing a set of documents the city will use to review and permit, and the General Contractor will use to produce his final price and build the project off of. The reality is this phase is much more complicated than that. A majority of the Architect's and Engineer's fees are consumed in this phase and it requires the most amount of time.

A clean set of construction documents can really make or break a project. A clean set will typically get through the city faster which means your Contractor can start work sooner. A clean set of drawings also means the Contractor's pricing will be much tighter and more accurate from the beginning. Depending on the scale and scope of the project, the construction schedule can be anywhere from weeks to years. So, having a set of drawings that are complete and leave little to interpretation means the construction will move smoother with less headaches.
